Matterport – what it is and how does it work?
Covid 19 has prompted many businesses to adopt different ways of working, many of which
involve digital technology. The residential property sector is no exception. Social distancing
has meant that the way physical property valuations and viewings are conducted has had
to change (see more on our current protocols here ).
Matterport 3D virtual tours
In addition to the more traditional way of viewing property in person, new technology has
been developed that enables 3D property tours that can be viewed from a computer or
mobile device. Matterport cameras scan a room and create a 3D simulation of each room,
providing a virtual tour as if you were actually walking through the property yourself.
Whatever the size of the property the camera is able to recreate a virtual tour which is as
detailed as if you were there in person – you can almost feel yourself walking through the
rooms and for example up the stairs or out into the garden.
These virtual tours are available as part of RCC&W’s residential property marketing
packages and can help give potential buyers a real view of your property without having to
physically view it. To date the technology is proving to be popular as it minimises contact
between households, as well as saving time as you can literally view properties from the
comfort of your own home.
How does it work in practice?
Creating a tour is relatively simple, the camera does a lot of the hard work combined with
the skill of our photographer and technical team. As a seller would normally have
photographs taken of each room, the Matterport camera takes photos in the same way, as
it does so it scans the room to create a 3D picture which is digitally converted into a video
from the viewer’s perspective. Our photographer would visit your property using the
Matterport camera to photograph each room providing both still images for brochures and
conventional web listing together with the virtual video tour. Dependent on your marketing
package the photographs and tour would then be used to promote your property via our
website, social media and aspc.
