Estimate of Fees

A Solicitor is required to act on your behalf.  We can provide you with an Estimate of Fees and any additional costs that may be incurred on your purchase. 

Land and Buildings Transaction Tax (LBTT)

Different rates of LBTT apply to different property transactions. To calculate the amount of LBTT due, please refer to the Revenue Scotland’s useful Property Transaction Calculator

Arranging a Mortgage

If you require a mortgage to purchase, our independent Financial Services team are on hand at all of our offices to discuss the different types of product available and search the mortgage market for you.  The team can also provide advice in relation to Buildings & Contents and insurance to ensure your new home is adequately covered.

Noting Interest & making an offer

When you have found your ideal property, we can note interest with the Selling Agent.  We should be notified of any closing date that may be fixed on the property and can obtain a copy of the Home Report on your behalf. We will guide you through the process of making an offer.  The key factors to consider are:-  price, date of entry,  and any other specific conditions regarding which moveable items may be included in the price.

Concluding a Contract

When your offer has been accepted and all terms agreed, a binding contract  or “concluded missives” is in place between both parties.  We will then commence the conveyancing process to transfer the title of the property to you.
